| 1. | The proposed development would, by reason of the non-subservient additions to the property, result in unbalancing the existing dwelling which would cause harm to the character and appearance of the host dwelling. As such, the proposal is contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD, and Policy 7.4 of the London Plan 2016. |
| 2. | The proposed development would, by reason of its height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area and would fail to preserve the uniformed character of this section of Cedar Gardens contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 3. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework 2018, improvements required to make the proposal acceptable were negotiated with Trudys Architectural Consultants, via email on 14/02/2019. The revisions involved a reduction to the bulk and mass of the proposal. The applicant however they failed in addressing the concerns raised and the final plans submitted for assessment were considered unacceptable. |
