1.The proposed development would, by reason of the inadequate provision of amenity space, poor outlook and lack of privacy for the windows at close proximity the footways, as well as lack provision for refuse and recycle storage, result in a cramped and poor living environment to the detriment of future occupiers the site. In this regards the proposal would be contrary to policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the advice given in National Planning Policy Framework, which requires the provision of high quality dwellings.
2.The proposed development would, by reason of the inadequate on site car parking provision, result in unacceptable overspill onto the adjoining roads to the detriment of highway safety and residential amenity and contrary to Policies DC2 and DC33 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy application has proceeded to refusal without negotiation.
