1. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
2. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, no window or other opening (other than those shown on the submitted and approved plan,) shall be formed in any wall of the building hereby permitted, unless specific permission under the provisions of the Town and Country Planning Act 1990 has first been sought and obtained in writing from the Local Planning Authority.
Reason:-
In order to ensure a satisfactory development that will not result in any loss of privacy or damage to the environment of neighbouring properties which exist or may be proposed in the future. |
3. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 the outbuilding hereby permitted shall be used only for purposes incidental to the enjoyment of the dwelling house and not for any trade or business nor as living accommodation.
Reason:-
To restrict the use to one compatible with a residential area. |
4. | Unless within (three months of the date of this decision, the roof of the building has been hipped and the door in the rear elevation has been bricked up, in accordance with the details on drawings nos. PL04 C and PL05 C hereby approved, the outbuilding hereby approved shall be demolished
Reason:-
The alterations to the building are required to bring the impacts on amenity within the realms of acceptability. |
5. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent via email on 12.12.23 and 8.2.24. The revisions involved the reduction of the height of the roof and sides hipped in as well as the removal of a rear door. The amendments were subsequently submitted on 11.1.24 and 8.2.24. |
