1. | The proposal would result in the loss of a family sized dwelling below 120sqm GIA and would result in more than 10% of properties in one street becoming HMOs, the proposals also due to insufficient information received has failed to demonstrate that the HMO would comply with the quality and minimum living space standards set out within the East London HMO guidance. The proposals are therefore contrary to policy 8 of Havering's Local Plan 2016-2031. |
2. | In the absence of information to demonstrate otherwise the proposals would result in the loss of a family sized affordable housing unit secured under planning permission ref. P0975.10. The proposals are therefore contrary to Local Plan policy 4 and London Plan policy H4. |
