1.The proposed hip to gable roof alteration and the rear dormer would introduce a top heavy built form and appear as an unacceptably dominant and visually intrusive feature in the streetscene and rear garden environment harmful to the appearance of the host property and visual amenity of the surrounding area, contrary to Policy 7 and 26 of the Havering Local Plan 2021, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 of the London Plan 2021.
2.The proposed design of the rear dormer with its excessive width, minimal window openings and inappropriate use of materials would result in an incongruous feature detrimental to the character and appearance of the host property and visual amenity of the rear garden environment, contrary to Policies 7 and 26 of the Havering Local Plan 2021.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent.
