| 1. | The proposed roof extension, by reason of size, scale and bulk would not be subservient to the roof of the host property and would result in a dominant and visually intrusive feature detrimental to the character and appearance of the host property and visual amenity of the locality, contrary to Policy DC61 of the London Borough of Havering LDF Core Strategy and Development Control Policies DPD 2008 and the advice give in the adopted Havering Residential Design Guide 2011, and the National Planning Policy Framework 2021. |
