1.The proposed extension, by reason of its proximity to the common boundaries with the neighbouring properties nos 1 and 3 Bretons Cottages, but in particularly no.3 Bretons Cottages, would be an intrusive and unneighbourly development that would have a significant adverse effect on the amenity of these neighbouring occupiers, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via e-mail on 16/02/2024.
