1.The proposed two storey front extension would, by reason of its excessive height, depth, width and prominent position within the front boundary of the site, would overwhelm and fail to be subordinate and be harmful to the character and appearance of the host dwelling and adjoining properties and appear as an intrusive feature within the streetscene as well as having an adverse effect on the visual amenities of the area contrary to Policy 26 of the Havering Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent by email on the 02/12/2021.
