1.The proposed development with altered hipped roof, increase in ridge level and rear dormer would appear incongruous and further unbalance the appearance of the pair of semi-detached properties and appear as an unacceptably dominant and visually intrusive feature in the street scene harmful to the appearance of the surrounding area due to its scale, bulk and mass and therefore be contrary to the Residential Extensions and Alterations SPD 2011 and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD 2008.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Tony Pearce (Agent) by email on 11/02/2020.
