| 1. | Within a period of four months from the date of this decision the height of the wall throughout and number of piers shall be reduced to reflect the arrangement shown on drawing no.1910-9A, which includes the removal of sections which return into the site along the side boundaries. Should those works not be undertaken and completed to the satisfaction of the Local Planning Authority within the timeframe given the overall height of the wall throughout shall otherwise be reduced to 1.0m.

| 2. | Within three months of the date of this decision a scheme for planting of the areas to the side boundaries and behind the revised front boundary wall as referenced on drawing no.1910-9A shall be submitted to the local planning authority for approval. Once implemented, should any of the agreed species within a period of 5 years from implementation of the die, be removed or become seriously damaged or diseased, they shall be replaced in the next planting season with others of a similar size and species, unless otherwise agreed in writing by the local Planning Authority.

| 3. | All new external finishes shall be carried out in materials to match those of the existing boundary wall to the satisfaction of the Local Planning Authority.

| 4. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework 2018, improvements required to make the proposal acceptable were negotiated with the agent in writing. The amendments required a reduction in overall height from that sought and in situ, the number of piers and removal of sections of the wall which return into the site along the boundaries. The amendments were subsequently submitted on 08-02-2021. |
