1.The proposed two storey side extension by reason of its cramped appearance, scale, bulk, mass and position close to the boundaries of the site would appear as an unacceptably dominant and visually intrusive feature in the street scene harmful to the appearance of the surrounding area contrary to Havering Local Plan Policies 7 and 26, London Plan Policy D4 and the design guidance within the Council's Residential Extensions and Alterations SPD.
2.The two storey side extension would, by reason of its height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities including outlook of adjacent neighbours at No.31 Park Drive, Romford contrary to Policies 7 and 26 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
3.The proposed juliette balcony would, by reason of its position and proximity to neighbouring property at No.31 Park Drive, Romford cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to Policies 7 and 26 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Brandon (Agent) by e-mail on 15/03/24.
