1.The proposal, by reason of its layout, excessive scale, bulk and height would result in an unsatisfactory relationship between neighbouring properties leading to loss of outlook and loss of daylight and overshadow rear amenity areas to the detriment of amenity and contrary to Local Plan Policies 7 and 26.
2.The proposed extensions would, by reason of its detailed design, excessive scale, bulk, height, massing and position close to the boundaries of the site, would overwhelm and unacceptably dominate the host dwelling, its semi-detached pair of No. 89 and the adjoining row of semi-detached properties. It would be detrimental to the character and appearance of the surrounding area and would result in an intrusive and unneighbourly development as well as having an adverse effect on the visual amenities of adjacent occupiers contrary to Local Plan policies 7 and 26.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent by email on the 23/11/21.
