1.The proposed front extension and porch would, by reason of its height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. The proposal would also unbalance the pair of semi detached properties contrary to Residential Extensions and Alterations Supplementary Planning Document, Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Notwithstanding reason for refusal 1, the submitted application has presented a number of discrepancies relating to the proposed development. The plans as submitted do not accurately reflect the application site in terms the size of the plot and distances from the dwelling to the eastern boundary. 3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Tyler, by email sent 25/03/19.
