1.The development to which this permission relates must be commenced not later than five years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
2.All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning Authority. Reason:- To safeguard the appearance of the premises and the character of the immediate area, and in order that the development accords with the Unitary Development Plan policy ENV1.
3.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, no window or other opening (other than those shown on the submitted plan, a copy of which is attached), shall be formed in the flank wall(s) of the building(s) hereby permitted, unless specific permission under the provisions of the Town and Country Planning Act 1990 has first been sought and obtained in writing from the Local Planning Authority. Reason:- In order to ensure a satisfactory development that will not result in any loss of privacy or damage to the environment of neighbouring properties which exist or may be proposed in the future, and in order that the development accords with Unitary Development Plan policy ENV1.
4.INFORMATIVES: 1. The applicant is advised that this planning permission in no way alters or removes the conditions attached to planning permission P1572.01. In this regard, the applicant's attention is drawn in particular to Conditions 8 of planning permission P1572.01, which remains relevant. 2. The applicant's attention is drawn to Condition 2 of this planning permission, which relates to the materials used for construction matching that of the main building. Due to the location of the site within the Ockendon Conservation Area, it is of particular importance that the proposed extensions shall be finished to match the existing original buildings with regard to the methods used and to material, colour, texture and profile. 3. Reason for approval: The proposed development is considered to be in accordance with the aims, objectives and provisions of Policy GRB14, ENV3 and ENV1 of the Havering Unitary Development Plan.
