1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
3.Approval of Scheme Informative The applicant should note that this consent refers solely for the partition fences and gates between the outdoor amenity spaces of 2C and 2D Woburn Avenue, including a shared alleyway to the access point as shown on the submitted drawings nos 619.200.PL.01, 619.100.PL.04 & 619.1250.PL.01. The garden area/amenity of 2C and 2D Woburn Avenue, Hornchurch has been approved as part of the plans submitted for E0034.19 and E0018.17 respectively.
4.Garage to the rear informative It should be noted that the garage to the rear of the site should be only used for parking vehicles for occupiers in conjunction with the flats with 2 Woburn Avenue and in line with the Enforcement Notice (ENF612/19) which is still in place.
5.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
