1.The proposed two storey extension would, by reason of its crowned roof form, scale, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the street scene and rear garden setting. As a result the development would be harmful to the character and appearance of the surrounding area and give rise to a "wall of development" which would create an overbearing effect and sense of enclosure which would be harmful to the amenity of No.13 Humber Drive. The proposal is therefore contrary to the Residential Extension and Alteration Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.The proposed single storey rear extension would, by reason of its excessive height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers contrary to the Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to A.B.Designs (agent) by phone on 15/01/18.
