1.The proposed first floor side/rear extension would, by reason of its flat roof appear as a poorly designed and unsympathetic addition to the property, harmful to the appearance of the terrace and surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed part single part two storey side/rear extension would, by reason of its excessive depth, height and position close to the boundaries of the site, be an visually intrusive and unneighbourly development, harmful to the amenities of the adjacent neighbouring occupiers at No.90 Rush Green Road, Romford and therefore contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Kieron Marshall, by Email on 18.01.2017. The revisions involved amendments to the proposed part single part two storey side/rear extensions. The applicant failed to make the suggested revisions.
