1.The proposed development would, by reason of its height, scale, bulk and mass, overwhelm the host property and appear as an unacceptably dominant and visually intrusive feature in the streetscene and rear garden environment harmful to the appearance of the surrounding area contrary to the Residential Extensions and Alterations Supplementary Planning Document, policies D1, D3 and D4 of The London Plan (2021) and Policies 7 and 26 of the Local Plan.
2.The proposed development would, by reason of its height and position close to the boundaries of the site, be a dominant and overbearing feature which is an oppressive and un-neighbourly development that would have an adverse effect on the amenity of the adjacent occupiers at No. 155 Haynes Road by reason of loss of outlook and overbearing impact contrary to the Residential Extensions and Alterations Supplementary Planning Document, policies D1, D3 and D4 of The London Plan (2021) and Policies 7 and 26 of the Local Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent Mr Avinash Tiwari via email on the 13/12/21.
