| 1. | The proposed development would, by reason of its excessive depth, height and position close to the boundaries of the site, be an intrusive and unneighbourly development, which would have an adverse effect on the amenities of adjacent occupiers, contrary to Supplementary Design Guidance and Policy DC61 of the Local Development Framework Development Control Policies Development Plan Document. |
| 2. | The proposed development would, by reason of its height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the rear garden environment and also when viewed from Wayside Close, harmful to the appearance of the surrounding area, contrary to Supplementary Design Guidance and Policy DC61 of the Local Development Plan Development Control Policies Submission Development Plan Document. |
