1. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
2. | The 1.70m high fencing proposed as part of this application shall be erected within one month of the date of this decision and shall be permanently retained and maintained thereafter.
Reason:-
In order to ensure that the rear patio area does not result in any overlooking, loss of privacy or damage to the environment of neighbouring properties. |
3. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the applicant and agent via email. The revisions involved an increase to height of the fences along the boundaries of the application site to 1.70m projecting the full depth of the development on both sides. The amendments were subsequently submitted on 16/05/2023. |
