| 1. | The proposed change of use and expansion of floorspace, would result in an increase in the number of customers and an intensification of activity at the premises. This would create unacceptable levels of noise and disturbance to the detriment of residential amenity, arising from customers entering and leaving the premises, and vehicles parking and manoeuvring, particularly during the evening hours of operation. The proposal is therefore contrary to Policies DC23 & DC61 of the Core Strategy and Development Control Policies DPD. |
| 2. | The proposed change of use and expansion of floorspace would, by reason of the inadequate on site car parking provision, result in unacceptable overspill onto the adjoining roads to the detriment of highway safety and residential amenity and contrary to Policies DC32 and DC33 of the LDF Development Control Policies Development Plan Document. |
