1.The proposed development would by reason of the restricted plot size, inadequate amenity space provision and parking layout result in an unacceptably cramped overdevelopment of the site, to the detriment of future occupiers and to the local character and amenity of the surrounding area, contrary to the aims and objectives of policies DC61 and DC33 of the Core Strategy and Development Control Policies Submission Development Plan Document.
2.The proposed extension would, by reason of its height, bulk, mass and position directly on the boundary to Tweed Way, appear as an unacceptably dominant and visually intrusive feature in the street scene harmful to the appearance of the surrounding area contrary to Policy DC61 of the Submissions DPD.
