| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning Authority.
Reason:-
To safeguard the appearance of the premises and the character of the immediate area. |
| 3. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 4. | The proposed window in the western elevation shall be permanently glazed with obscure glass not less than Level 4 on the standard scale of obscurity and shall thereafter be maintained.

| 5. | 1.80m privacy screen/fencing shall be installed in accordance with the details shown on approved plans and shall be retained permanently thereafter. In the event that a frosted panel or similar is used this shall permanently glazed with obscure glass not less than Level 4 on the standard scale of obscurity.

| 6. | In the event that planting at the border of the eastern boundary cannot be retained, the applicant shall replace with similar height and species or erect a 2m close boarded fence. Planting shall take place in the first planting season following completion of the development unless otherwise agreed in writing with the Local Planning Authority. If any planting pursuant to the above should die within a period of 5 years from completion of the development or shall be removed, become seriously damaged or diseased then it shall be replaced in the next planting season with others of a similar height and species, unless otherwise agreed in writing by the local Planning Authority.

| 7. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent in writing. The revisions involved alterations to patio area and formation of privacy screening. The amendments were subsequently submitted on 10-02-2022. |
