1.The proposed two storey side extension would, by reason of its position close to the boundary of No. 70 Nelmes Crescent and degree of rear projection beyond the neighbour, be an intrusive and unneighbourly development and would have an adverse effect on the amenity of these neighbours, contrary to Policy 7 and 26 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document
2.The proposed side extension, roof alterations and dormer would, by reason of their height, position and bulk appear incongruous, out of scale and character with the dwelling, the spacial characteristics of the street and materially harmful to the visual amenity of the surrounding area contrary to Policies 7, 26 and 28 of the Havering Local Plan, the Residential Extensions and Alterations Supplementary Planning Document and the Emerson Park Policy Area Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by email.
