1.The proposed development would, by reason of its depth, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene, harmful to the appearance of the surrounding area, contrary to the Havering Unitary Development Plan, Supplementary Design Guidance and Policy DC61 of the Core Strategy and Development Control Policies Submission Development Plan Document.
2.The proposal would, by reason of its position close to the boundary, overlook and uncomfortably overbear and dominate the outlook and amenity of the neighbouring property 18 Albion Close contrary to the Havering Unitary Development Plan, Supplementary Design Guidance and Policy DC61 of the Core Strategy and Development Control Policies Submission Development Plan Document.
