1.The proposed roof extension, by reason of size, scale and bulk would not be subservient to the roof of the host property and would result in a dominant and visually intrusive feature detrimental to the character and appearance of the host property and visual amenity of the locality, contrary to Policy 26 of the Havering Local Plan and the advice give in the adopted Havering Residential Design Guide 2011, and the National Planning Policy Framework 2021.
2.The proposed loft conversion including the hip to gable roof conversion and rear dormer window would unbalance the appearance of the row of terraced properties and appear as an unacceptably dominant and visually intrusive feature in the street scene and rear garden harmful to the appearance of the surrounding area, contrary to Policy 26 of the Havering Local Plan, the Residential Extensions and Alterations Supplementary Planning Document and Policy D4 of the London Plan 2021.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by email on 16th February 2022
