1.The single storey rear extension would, by reason of its depth, scale and siting, be overbearing to the principal building, appear as an incongruous built form within an area of special architectural interest, be harmful to the garden suburb character of the area and fail to preserve the character and appearance of the Gidea Park Conservation Area contrary to Policies 26 and 28 of the Havering Local Plan and Policy HC1 of the London Plan.
2.The conversion of the garage to create a lobby/home office would, by reason of its excessive glazing and openings, provide undue prominence to the garage contrary to its ancillary character and fail to preserve the character and appearance of the Gidea Park Conservation Area contrary to Policies 26 and 28 of the Havering Local Plan and Policy HC1 of the London Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Giddons via email on 28th February 2022.
