1.The proposed side dormer windows would, by reason of their excessive scale, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the street scene and rear garden environment harmful to the appearance of the surrounding area contrary to Policy 26 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
2.The proposed flank window to bedroom no.4 in the side dormer window would, by reason of its position and proximity to neighbouring properties cause inter-looking and loss of privacy which would have a serious and adverse effect on the living conditions of the subject dwelling and adjacent occupiers, contrary to Policies 7 and 26 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mrs Patel by e-mail on 07-02-22.
