1.The proposed two storey side extension would, by reason of its width, design and materials, appear as an incongruous and visually intrusive feature in the street scene, harmful to the appearance of the surrounding area contrary to the Residential Extensions and Alterations SPD 2011, Policy 7 of the Local Plan and the Emerson Park Policy Area SPD.
2.The proposed two storey side extension, by reason of the combined effect of its bulk, scale, mass, roof design and position close to the shared boundary, would be an intrusive and unneighbourly development that would have an adverse effect on the amenity of the adjacent occupiers at No. 18 Roseacre Close, contrary to Policy 7 of the Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal for it was given to the agent via email (15/02/22).
