1.The proposed development would, by reason of its scale, bulk and mass, would be incongruous in relation to the host building and the wider streetscape of similar bungalows and would appear as an unacceptably dominant and visually intrusive feature in the street scene and rear garden environement harmful to the appearance of the surrounding area contrary to Policy 7 & 26 of the Havering Local Plan 2021, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 of the London Plan 2021.
2.The proposed roof and single storey side extension would, by reason of its excessive height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers contrary to Policy 7 & 26 of the Havering Local Plan 2021, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 of the London Plan 2021.
3.The proposed rear dormer window, by reason of its scale, bulk and mass would appear out of scale and character with the dwelling and materially harmful to the visual amenity of the surrounding area contrary to Policy 7 & 26 of the Havering Local Plan 2021, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 of the London Plan 2021.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent on 16/03/2022
