| 1. | The proposal would by reason of its layout, design, height, bulk and mass be likely to result in an obtrusive development, which would be likely to result in an unacceptably cramped, prominent and incongruous development, which is materially out of character and harmful to the character of the surrounding area as well as harmful within the streetscene, contrary to Policy ENV1 of the Havering Unitary Development Plan as well as policies DC2,DC3 and DC61 of the Havering Core Strategy and Development Control Policies Submission Development Plan Document and Planning Policy Statement 1(Delivering Sustainable Development) and Planning Policy Statement 3(Housing). |
| 2. | The proposal by reason of its layout and proximity of the access road to the plots 1 and 2 would be detrimental to the amenities of residential properties, through vehicular activity and resultant noise and disturbance contrary to Policy ENV1 of the Havering Unitary Development Plan as well as policy DC61 of the Havering Core Strategy and Development Control Policies Submission Development Plan Document and Planning Policy Statement 1(Delivering Sustainable Development) and Planning Policy Statement 3(Housing). |
| 3. | The proposed development, by reason of its location, bulk and proximity to the boundary with neighbouring gardens, amounts to an excessively overbearing and intrusive development in relation to the rear garden environment of neighbouring properties and would therefore, be harmful to the character of the rear garden environment and also to residential amenity, contrary to Policy ENV1 of the Havering Unitary Development Plan as well as policies DC2,DC3 and DC61 of the Havering Core Strategy and Development Control Policies Submission Development Plan Document and Planning Policy Statement 1(Delivering Sustainable Development) and Planning Policy Statement 3(Housing). |
