| 1. | The proposal, by reason of the poor design and contrived layout of the proposed dwellings and bungalows, as well as the inefficient use of the layout, is considered to result in a poor quality living environment for future occupiers of the development, as well as creating an unacceptably cramped form of development in this relatively open and spacious rear garden environment to the detriment of local character and future residential amenity, contrary to the provisions of Policy DC61 of the Core Strategy and Development Control Submissions Development Plan Policy and the provisions of PPS1. |
| 2. | The proposal, by reason of the poor design and layout of the properties would result in an intrusive and overbearing form of development in respect of the proposed houses on the site and a form of development at the site frontage (plot 1) which is materially out of scale and character with the streetscene and the open rear garden character of the locality. This results in a visually intrusive development which is materially harmful to local residential amenity and is contrary to the provisions of Policy DC61 of the Core Strategy and Development Control Submissions Development Plan Document. |
