1.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, no window or other opening (other than those shown on the submitted and approved plan,) shall be formed in the flank wall(s) of the building(s) hereby permitted, unless specific permission under the provisions of the Town and Country Planning Act 1990 has first been sought and obtained in writing from the Local Planning Authority. Reason:- In order to ensure a satisfactory development that will not result in any loss of privacy or damage to the environment of neighbouring properties which exist or may be proposed in the future, and in order that the development accords with Development Control Policies Development Plan Document Policy DC61.
2.Your attention is drawn to the fact that the proposed single storey rear extension that was approved as part of this application would need to be constructed in its' entirety prior to the implementation of P1324.15 as the cumulative extensions of both of these permission may exceed half the site area around the original house and therefore it is suggested that the applicant applies for a Certificate of Lawfulness to ensure that the permitted development guidelines has been correctly interpreted. Furthermore, the implementation of both of these developments may invalidate one or both of these application by reason, that the resultant extension would be more than half the land around the original dwelling and therefore the development would not fall within Class A of The Town and Country Planning (General Permitted Development) Order 2015 and would require planning permission.
