| 1. | The proposal would not be permitted development as the cumulative extension including the proposed rear extension and side extension creating the utility room would extend beyond the side wall of the original dwelling and would be more than half the width of the original dwelling. Therefore an application for planning permission would therefore be required. |
| 2. | Following legislation update from 15.04.15, the Local Authority is permitted to refuse an application at the validation stage if the proposal is in breach of Schedule 2, Part 1, Class A of the The Town and Country Planning (General Permitted Development) (England) Order 2015. |
