The applicant should note that this consent is solely for the details outlined on the application form for a single storey rear extension with an overall depth of 6m, a maximum height of 3m, and an eaves height of 2.6m. (PRIOR APPROVAL).
The eaves height needs to be in accordance with MHCLG Permitted development rights for householders Technical Guidance dated September 2019. The drawings provided with this application does not conform in the way that the eaves height should be measured, and therefore a further Larger Homes Extension Application for a single storey rear extension may be required or a householder planning application.
From the plans provided, it is seems that the eaves height is incorrect as when measured from the ground level at the base of the outside wall to the point where that wall would meet the upper surface of the flat roof, it measures as 2.9m high.
The applicant is advised in line with general protocol that if the measurements on this application are to be retained that a Certificate of Lawfulness application is submitted to ensure that permitted development guidelines have been correctly interpreted.
Non-compliance with the measurements on the application form may result in enforcement action. |
