| 1. | The proposed ground floor rear extension as part of this application would wrap round the first floor bay feature and therefore come off the side wall of the original part of the dwelling house and the resulting extension would be more than half the width of the dwelling. As a result, the proposal would fail to comply with the criteria under Schedule 2 Part 1 Class A of the Town and Country Planning (General Permitted Development) Order 2015. |
| 2. | The Council consider that the impact of the proposed development would unacceptably harm the amenity of the adjacent neighbours by reason of loss of light, outlook and overbearing effect on this property. |
