1.The proposal would not be permitted development as the eaves and overall height are the same for a flat roof single storey rear extension as outlined in the DCLG Technical Guidance for Permitted development rights for Householders and are measured to the top of the flat roof. The height of the flat roof is 3.2m and therefore exceeds the 3m normally permissible under permitted development guidelines. As a result, an application for planning permission would therefore be required.
2.The floor plan shows a roof lantern which is not shown on the cross section. The height of the roof lantern would need to be included on the overall height on the application form, should a further application be submitted.
3.This written notice indicates that the proposed development would not comply with condition A.4 of Schedule 2 Part 1 Class A of the Town and Country Planning (General Permitted Development) Order 2015. It is important to note that this written notice does not indicate whether or not the proposed development would comply with any of the other limitations of conditions of Schedule 2 Part 1 Class A. The applicant has the right to an appeal against this notice to the Planning Inspectorate, see details below.
